Many households in Japan do a big clean before the New Year (年末の大掃除, nenmatsu no osoji). In Tokyo, the hard jobs are the air conditioner, the range hood (the fan over the stove) and the bathroom, and many people hire a company. This guide compares four companies for those three jobs: Duskin Service Master (ダスキン), Osoji Honpo (おそうじ本舗), Kajitaku (カジタク) and Bears (ベアーズ). It shows official prices, the Tokyo areas they cover, parking charges, what the official pages say about English, and when to book. All prices include tax.
In short
- One wall-mounted air conditioner (no self-cleaning function): ¥14,300 at Osoji Honpo and at Kajitaku (Standard plan), ¥15,400 at Duskin, and ¥14,190 at Bears.
- Range hood and bathroom: ¥18,700 at Osoji Honpo, from ¥19,580 at Kajitaku, ¥22,000 at Duskin. Bears’ Japanese pages list ¥17,600 for a ventilation fan and ¥19,910 for a bathroom.
- Bears is the only one of the four whose official site has an English page, an English inquiry form and a statement that its staff speak English. The other three official pages say nothing about English.
- None of the four official pages gives a year-end booking deadline. Look at open dates on the booking page in October or early November.

1. What do the four companies charge?
Depends on the company
For one air conditioner, Osoji Honpo and Kajitaku list ¥14,300, Duskin ¥15,400, and Bears ¥14,190. Range hood and bathroom prices are close to ¥20,000 at all four companies. Click a company name to jump to its section.

These are standard prices for a wall-mounted air conditioner without a self-cleaning function. Units with a self-cleaning function cost more. “Not stated” means the official page we checked does not say.
2. Duskin Service Master (ダスキン): 136 Tokyo shops, price rises with size
Depends on the company
Duskin’s standard price for a wall-mounted air conditioner is ¥15,400. The page has a “choose your area” menu (地域別料金一覧) for regional prices, and the Tokyo price is shown only after you choose an area. A cashless payment campaign is also shown. Air conditioner cleaning (Duskin official, Japanese)
A range hood or hooded fan under 95 cm wide is ¥22,000, and each extra 15 cm adds ¥2,530. A bathroom with a floor under 3 m² and a ceiling under 2.4 m is ¥22,000, and each extra 1 m² adds ¥5,060. Duskin says work on weekends, holidays and at night may not be accepted, or may cost extra. If your free days are only on weekends or holidays, ask the shop before you apply. 3. Osoji Honpo (おそうじ本舗): ¥2,200 less per unit for 2 or more
Depends on the company
Osoji Honpo’s air conditioner cleaning (wall-mounted, no self-cleaning function) is ¥14,300 for one unit and ¥12,100 per unit when you book 2 or more together. With a self-cleaning function it is ¥24,200, or ¥22,000 per unit for 2 or more. Until November 1, 2026, a limited-time campaign lowers the one-unit price to ¥13,200 (¥11,000 per unit for 2 or more). Range hood and fan cleaning is ¥18,700 and takes about 2.5 hours. Bathroom cleaning is ¥18,700 and takes about 2 hours. The company says it normally charges only the quoted price, but that you may pay a travel fee if you live far away, and a parking fee if there is no parking space. The Tokyo shop list shows 314 shops. Setagaya Ward has the most (26), followed by Ota Ward (17), Nerima and Edogawa wards (16 each) and Koto Ward (14). The page says that if there is no shop in your ward or city, the company will find a shop that can serve you. You request a quote by phone or on the web form (both in Japanese). 4. Kajitaku (カジタク): one price everywhere, no parking fee
Depends on the company
Kajitaku, an AEON Group service, sells air conditioner cleaning in three plans. The regular prices for a unit without a self-cleaning function are ¥10,780 (Light), ¥14,300 (Standard) and ¥25,300 (Premium). On October 7, 2026 the page showed campaign prices of ¥9,700, ¥11,880 and ¥22,770. The page does not give an end date for the campaign, so check the price on the booking screen. Range hood and bathroom cleaning each start at ¥19,580 (about 120 minutes for the range hood). The company says the price is the same in every area, with no advance estimate, no parking fee and no travel fee. It says it can come as soon as 3 days after you book, and it takes weekend bookings. 5. Bears (ベアーズ): the one with an English page and form
Depends on the company
Bears’ Japanese price pages list ¥14,190 for a wall-mounted air conditioner without a self-cleaning function (¥21,780 with one), ¥17,600 for a ventilation fan and ¥19,910 for a bathroom of 2 tatami mats or smaller. Its English page shows lower “from” prices for some jobs (ventilation fan from ¥15,840), so check the price in your quote. Bears also says prices may change during the year-end and New Year period. The English site says its staff can converse in Tagalog, English and Japanese, and it has an English quotation and reservation form. Bears’ Japanese air conditioner page says a wall-mounted unit takes from 1 hour, and one with a self-cleaning function from 1.5 hours. It also says that if your building has no parking, you pay part of the parking charge (¥1,018 to ¥2,037). You can apply by phone (0120-552-445, 9:00 to 18:00, every day) or by the web form. For Tokyo, Bears lists all 23 wards and 30 cities, towns and villages in the Tama area, such as Hachioji, Tachikawa, Machida, Fuchu and Chofu. 6. What matters when you choose in Tokyo?
Depends on the company
Two company types are in this guide. Duskin and Osoji Honpo work through local shops, so the shop that covers your address gives the schedule and price. Kajitaku sells at one price in every area, and Bears lists its Tokyo coverage as a whole. Apartments are common in Tokyo, so parking is worth checking too.
- Parking: if you have no parking space, Bears asks you to pay part of the parking charge (¥1,018 to ¥2,037). Kajitaku charges none. Osoji Honpo says a parking fee may be needed if there is no parking space.
- Shops near you: Duskin has 136 Tokyo shops and Osoji Honpo has 314. Osoji Honpo says it will find a shop even where your ward or city has none.
- Weekends and nights: Duskin says weekend, holiday and night work may be refused or cost extra. Kajitaku says it takes weekend bookings.
- English: only Bears has an English page and form. For the other three, plan to book through the Japanese page or ask a Japanese speaker to help.
7. When should you book for the year-end?
Depends on the company
None of the four official pages gives a deadline for year-end bookings. Bears’ English page says a service usually starts 3 to 5 days after the order, but it can take longer in busy periods such as the year-end and New Year holidays. Bears also says its prices may change in that period. Kajitaku says it can come as soon as 3 days after you book. Osoji Honpo’s air conditioner campaign ends on November 1, 2026. If you have a date in mind, check open days on the booking page in October or early November.
Except for Bears’ English form, the booking and estimate pages are in Japanese. If you use a browser translation tool to read them, check the date, the price and the work again on the final confirmation screen.
8. What should you check before you sign?
National Consumer Affairs Center of Japan
Important
In a notice of February 28, 2025, the National Consumer Affairs Center of Japan told people to get quotes from several companies and to check, before signing, whether insurance covers damage the work might cause. The notice includes a case where an air conditioner was damaged during cleaning, and a case where a cheap fan cleaning (¥5,000) led to a contract of about ¥600,000 after sales talk. It also advises asking the air conditioner maker about the cleaning method. If something goes wrong, call the consumer hotline 188. The pages we checked do not say whether English is available.

9. Can you compare local cleaners yourself?

Common questions
Can I say no after I get a quote?
Bears’ English FAQ says yes, and that you should not feel pressured to accept. The other three official pages we checked do not say.
Do I pay for parking?
Kajitaku says no. Bears asks you to pay part of the parking charge (¥1,018 to ¥2,037) if your building has no parking. Osoji Honpo says a parking fee may be needed if there is no parking space. Duskin’s pages do not say.
Is there a discount for cleaning two air conditioners?
Osoji Honpo lists ¥12,100 per unit for 2 or more (¥14,300 for one). Kajitaku’s page also lists multi-unit prices for its Standard plan.
Which company covers my ward or city?
Duskin’s Tokyo shop list shows 136 shops by ward and city. Bears lists all 23 wards and 30 Tama municipalities. Osoji Honpo says it will find a shop even where there is none. Kajitaku has a page to check your area.
